How do I renew my lease?
Renewing your lease is quick, easy, and all done online for your convenience! Roughly 60 days before your lease expires, our team will send you an email that contains a letter, where you may verify your desire to renew your lease agreement. Once you sign the letter, our team will prepare the new lease for your electronic signature, and execute the renewal once it has been signed by all other parties to the lease.
How long does it take to process my application?
Once we receive your application, we immediately process your information. We strive to provide answers within 48 business hours. However, missing information or incomplete applications can take longer to process. Please be sure to give as much information on your application as possible, review the information before submitting it, and consider providing your current landlord and employer a friendly heads-up that they can expect a link to our verification form (if applicable). For current homeowners who wish to move into one of our rental properties, you can notate that on your application, and if you are self-employed, we ask that you provide us with either proof of funds or your last two years of tax returns.
Can I have a pet in my rental property?
We love pets and hope they enjoy the property as much as our residents! However, pets are not allowed on all properties and must be verified on a case-by-case basis. If pets are allowed on the property, be sure to give the pet’s information to the property manager. If an unauthorized/unknown pet is found on a property for any reason, whether allowed or not, the penalty stated in the lease will be enforced.
Can I move someone in with me?
All adults over the age of 18 (excluding short term guests) must apply and be on the lease in order to live on the property. If you need to add someone to your lease, contact your property manager and they will walk you through the process.
Can I smoke in my rental property?
We do not allow smoking in any of the rental properties we manage. All smoking must be done outside of any property, and any damages caused by smoking will be charged back at the time of moving out and would be subject to a lease violation notice.
Can I sublet my lease?
No, subletting is against the terms of our lease. If you need to move out, break your lease, or need further assistance, please contact your property manager directly for additional details.
Can the Property Manager cancel or manage my payments?
No! For the safety of you and your information, our team cannot post, manage, cancel, or otherwise effect electronic payments on your account. Once you submit a payment or create an auto-draft schedule, our team cannot change this. Any changes must be made through your tenant portal.
How can I schedule a showing of a rental I am interested in?
All of our showings are completed through a self-guided online scheduling service! Our automated system will walk you through the process of scheduling a personal tour, and allow you to choose a date and time that is most convenient for your schedule. Our showings are offered 7 days per week, with tours starting at 8 a.m. through 9 p.m. To schedule a self-guided tour, you can visit our website, and click the “Schedule Viewing” button. If a property is marked with “Join Wait List”, it may mean we are working on getting it ready, or we are aware of an imminent rental becoming available, so you may wish to use this if you are looking for something in the next 1-2 months. Once you join a waitlist for a property you find interesting, our team will notify you as soon as it is available for a tour, or you can always learn more about future listings by sending an email to [email protected].
How do I apply to rent a property from Keyrenter Arkansas ?
Applying for a property is quick and easy! Go to the “Rentals” tab of our website, find the home you wish to rent, and click “submit an application.” We recommend scheduling a showing and viewing the property before submitting your application.
How do I obtain a copy of my lease?
If you cannot locate your lease agreement, which we always send to your email address as soon as it is fully executed, you can reach out to your property manager and they can share it with you via your tenant portal. You can find it under the documents section of your tenant portal. You can always email us at [email protected], and someone on our team will share with you a copy of your lease agreement through your online tenant portal.
How do I submit a maintenance request?
Maintenance requests must be submitted online through the tenant portal. Please do not text, call in, or submit duplicate requests; doing so can delay the process of handling your request. If the request is an emergency not needing 911, call our mainline and select option 9.
How much notice do I need to give before I move out?
Please see your lease for the exact information, but generally speaking, all notices to vacate a property must be at least 60 days prior to move-out.
How often should I change the filter?
It is recommended that A/C and furnace filters be changed every 3 months. Also make sure to keep all air vents clear and unobstructed. A dirty filter or obstructed vents can cause damage to a unit that would be billed back to the resident.
What If I want to make improvements to the rental property?
Please do not make any changes to the rental property without discussing with your property manager and getting written permission so that all proper steps can be taken.
What are the move-in costs?
Move-in costs will vary depending on several factors pertaining to your lease. All leases will include the security deposit, lease initiation fee, and prorated rent to be paid before move-in, if applicable. Other charges, such as pet fees, will vary depending on your specific circumstance.
What do I do if I have an after-hours emergency?
For after-hours emergencies (Fire, Flood, HVAC) please contact the main-line and press option 9 to reach our after-hours messaging service. As always, call 911 if emergency services are needed.
What happens if I need to break my lease agreement?
Life happens and sometimes things are outside of your control. If you need to break your lease, please contact your property manager so they can walk you through the necessary steps and penalties outlined in your lease.
What happens if I stay past my lease date without renewing?
If you do not vacate the property at the end of your lease, you will automatically become a “month-to-month” tenant and will be charged the fee outlined in your lease. All other terms of your lease will stay in effect.
What happens if I'm locked out of my rental property?
If you are locked out of your property, please contact a local locksmith to help you get back into your property. If maintenance is required to come let you into your property, a service fee will be charged to your account.
What is the process for getting my security deposit back?
After you move out, we will conduct a move-out inspection to assess any damages beyond normal wear and tear. If the property is left in good condition, your security deposit will be returned in accordance with your lease, minus any necessary deductions for unpaid rent, damages, or cleaning fees. It is recommended that written request for your deposit be sent directly to your property manager.
When is rent due and how do I pay?
Always check your lease for payment requirements, but rent is generally due on the first and considered late on the second. Paying rent can be done online through your tenant portal or at one of several local business that handle residential payments. Please contact your property manager for a list near you!
Who is my property manager and how do I reach them?
If you don’t remember how to contact your property manager, please email [email protected] and our team can direct you to the correct manager. For all maintenance requests, please submit them online through your tenant portal.
Who is responsible for repairs and maintenance?
The lease will outline who is responsible for certain types of repairs and maintenance at a specific property. Generally, it is the responsibility of the tenant to keep the property clean and maintain the property in the same condition as it was received at time of move-in, as well as reporting any necessary repairs to Keyrenter Arkansas. Damages outside of normal wear and tear will be the responsibility of the resident. Depending on the lease agreement, some maintenance and repair costs may be covered by the landlord.
