How do I pay management fees?
Management fees are deducted from your monthly equity distributions.
How much notice does a resident have to give before they can properly vacate a property?
Our lease provides that the resident give a minimum 30 day written notice that the lease will be terminated.
Can I enter my property after it is rented?
We do not enter the property and recommend the owner not enter the property except for inspections, in emergency situations or when repairs have been requested by the resident. If you sign up for our inspection program, Keyrenter will conduct interior/exterior inspections of the property every six months. History has shown that repeated disturbances prompt residents to become unhappy and not be as willing to renew their leases. We usually try to give the resident 24 hours notice before we enter unless it is an emergency situation.
How do tenants pay their rent to Keyrenter?
There’s a wide range of options available for tenants to pay their rent. They can pay their rent: Online for free using their bank and routing numbers. Online with a credit or debit card, which charges them a processing fee (Keyrenter does not keep any of it, as it is charged by Appfolio directly). At CVS using a pay slip that contains a barcode. At Walmart using a pay slip. At ACE Cash Express using a pay slip. At Casey’s using a pay slip. At Walgreens using a pay slip. In the office directly to a Keyrenter manager or Business Development Manager, and by the use of a money order (cash is not allowed to be accepted)
How does Keyrenter screen for credit and criminal history?
It’s all done through Appfolio’s integrated system with credit scores provided by Experian. The report provides details about credit, current open/closed/collection accounts, and their standing on each account. This also includes criminal history, sexual offender registry, landlord-tenant disputes, and a terrorist watchlist.
Do you provide financial reports?
At the end of each month, you receive an owner statement, which displays your beginning balance, cash in, cash out, and your net. When you download the full packet, you can find all the invoices and work orders associated with those expenses. In addition, our software system has a wide variety of reports, and we can automate sending out once per week/month if you’d like. Many of our institutional investors find it useful to track occupancy, income/expenses, and delinquency, for example.
How much does an eviction cost?
An uncontested eviction usually costs about $500, whereas a contested eviction can cost up to $2500.
How does Keyrenter Property Management communicate with their owners?
We believe in prompt and thorough communication with our clients. Every staff member has their own telephone extension, voice mail, and e-mail. We send out monthly statements and have automated alerts and notifications in an effort to keep our clients informed. Below are some of the instances that we will initiate additional communication:

How does Keyrenter Property Management handle evictions?
We are proud of the fact that we have an extremely low eviction rate. But when an eviction for non payment does come up we follow the following process. On or around the 7th of every month Keyrenter Property Management will post 3-Day Pay or Vacate notice per state law. After 72 hours passes we can file for eviction. We communicate and make final decisions with our clients regarding the eviction. When filing with the courts and pursuing an eviction, our legal counsel handles the process for you.
Will you pay my monthly bills for me?
Yes, through our accounting system we can easily pay most of your monthly bills. Typically our owners will pay HOA dues and mortgages. We pay bills on the 1st of each month.
What property management services do you provide?
We provide two services that are exclusively offered together: (1) a leasing service and (2) monthly management services.
Our leasing service happens as follows: after ensuring that the property adheres to our minimum property standards, a member of our team will take photos and videos of your property and begin marketing the property across a network of platforms, including Zillow, Trulia, Apartment Advisor, Zumper, HotPads, and when appropriate, Facebook. We will also put a sign in your yard to attract prospective tenants that happen to pass by the property. We will pre-screen interested candidates before conducting viewings of the property. For those prospective tenants that like the property, we will encourage them to fill out an application. When that happens, we will screen the applicant using a 14-point screening methodology, which includes verifying and cross-referencing their social security number with a current address and former address. In addition, we screen for criminal records, credit scores, and eviction history. We will survey current and former landlords, current and former employers, and any references they provide. After making a decision to approve an applicant, we will send a lease to be signed. When the tenant has signed the lease and paid the security deposit, we will countersign the lease and ensure that the tenants turn the utilities on in their names prior to the move-in date. Also prior to moving the tenants in, we will collect the first month’s rent, and then conduct a move-in inspection.
Management services include the day-to-day management of your property, including responding to maintenance requests so you don’t spend critical moments of your life answering tenant requests. We are there to respond to that inevitable call on Christmas Eve informing you that the heat is out at your property and a contractor needs to be sent out on an emergency basis. In addition, we handle the collection of rent, including posting 5-day pay or quit notices when tenants are late in paying and chasing them to collect that rent. We also handle the eviction process for you in the event that needs to take place. With your permission, and when it is needed, we can pay bills on your behalf. At the end of the year, we send you a 1099 and a cash flow statement so that you can hand the two documents to your CPA or tax preparer and be done with it.
What needs to be done to my house before it is ready to rent?
The better condition that a house is in, the better quality tenant that it will attract. Your home must be left in professionally cleaned condition as the tenants will be paying a non-refundable cleaning fee. Your Property Manager prefers to arrange this cleaning to insure that the cleaning guidelines are strictly followed. The carpets must be freshly cleaned and all debris and personal belonging removed from the house. It is not necessary to paint automatically, but you should consider painting any room that has dirty or marred walls. A neutral color is best. Your Property Manager will be happy to discuss any necessary repairs or painting with you. Neutral window coverings such as blinds should be left, but not curtains that match a particular bedspread or couch. Tenants moving into a rental property do expect some sort of window coverings to be provided for privacy and safety. The tenants are generally requested to maintain the yard in the condition it is provided to them. Therefore, the yard should be freshly mowed, weeded, trimmed and the leaves and debris removed.
